Who we are and what we do.
When the subdivision was built in the 70’s, the developer created a Maintenance Corporation to conduct the business of maintenance on the common areas we all share. This is different from a HOA (HomeOwners Assc.) in that all we are concerned with is the common property. We do not regulate things like what is parked in your driveway or what color your house is. There are specific rules governing our corporation called Articles of Incorporation and Bylaws which can be found on this website for you to read. Every property owner is automatically a member of the corporation with 1 vote for every home at the annual meeting in November, provided you are current on your dues. There are 199 homes and 14 acres of common area.
We basically have 5 bills to pay from the assessments collected. A budget is created and the money needed is divided between the 199 homes. Our bills are: 1) landscape maintenance 2) insurance 3) bookkeeping 4) property tax and 5) P.O. Box. A reserve fund is kept for unforeseen expenses or emergencies. Smaller expenses are mailings, website hosting, safe deposit box for doc’s etc…
The members of the Board for MEMC are homeowners that have volunteered their time and talents to conduct MEMC business. There is no compensation for these duties. The position of president, treasurer and secretary are three year terms, staggered so every year one is up for election at the annual meeting in November.
MEMC would like to thank everyone that keeps current on their assessment and pays on time. Comments/suggestions/ideas are always welcome along with any offer to volunteer your time. Remember, we are all in this together as subdivision homeowners.
In order to maintain fiscal responsibility and to be fair to the overwhelming majority of homeowners in the subdivision who pay their assessments on time, the MEMC has the option of entering into an agreement with a third party collection agency for the collection of past-due accounts.
We strongly urge you to pay your past-due balance in full to prevent your account from going to a collection agency and being out of the MEMC’s control. All accounts going to the collection agency will be charged an additional collection fee to cover the costs associated with the agency. You can contact us to find out your outstanding balance.
